The slab leak causes:
1 – The leak detected inside the kitchen and bedroom inside the apartment, is coming from a bolt anchor that is installed for the shades on the ceiling.
2 – The reason for leaks can be many different things and the source of the problem can not be only one but multiple different waterproofing failures or project issues.
3 – As per our inspection, we are considering the slab thickness of prestressed slabs to be thin, and at the same line of the shades, there’s a line of anchors of the sliding doors tracks and large window frames in both directions from below to the top and from the top unit 3002 to the floor.
4 – Even if the anchors are stainless-steel high-quality material and do not get rust, the behavior of prestressed concrete and steel can create cracks during the weathering temperature changes and create tinny cracks on both slab surfaces, that behavior will definitively move the waterproofing layer and create a gap around that anchors to allow the water to pass by or any different failure.
5 – These cracks can communicate with each other inside the slab and the water will travel from the top of that slab until finding its way to the anchors of the shades and drips inside the apartment below.
The solution and procedures:
The nature of sealing leaks from below, or the closest accessible point, was an inexact science at best until some years ago, but now with the advantage of technology, we are very accurate in doing that.
Understanding our process.
The Elastic Polyvinyl Liquid, DWG Nano-Polymer ECO-V is a water-like fluid material, it has the capability to seep into concrete structures and travel into concrete cracks and gaps like water and solidify water turning into rubber, that material will not expand and stop flowing like foam and other resin-based materials remaining very flexible, its properties allow it to seal any type of rough surface as concrete and an aluminum window track or any other material. The procedure is to remove the curtains, scrape the slab painting layer, and identify if there are any cracks connected to the active leak point on that slab. Identified the places we will drill 14mm holes around the place, precisely direct to the desired areas right above the leaking spots, and inject the Polyvinyl liquid with our proprietary electronic pressure machine able to reach up to 4000 psi of pressure. The machine uses an electronic system to control the pressure and the flow and defines the pressure that will allow that product to flow (usually around 2000 psi) until we see the polymer dripping from the original leak spot. With that process the water like consistency polymer can flow against the water source and possibly reach the source of the leaks fixing only the damaged spots on the waterproofing layer, it will take only 2 minutes and 30 seconds on average to start the reaction and it will be 100% cured in only 15 minutes maximum.
